The Holding Deposit reserves the property exclusively for you and is refundable in the following circumstances:

1.The landlord decides not to rent their property for any reason.

2.The landlord has delayed, without reasoning, to accept your referencing and sign contracts by more than 15 calendar days from the day you had placed a holding deposit


The Holding Deposit is non-refundable in the following circumstances:

1.If you fail to provide accurate information during the application/referencing process.

2.You decide not to proceed at any stage before or after referencing, for any reason.

3.You have delayed to supply us and the referencing company with all the required information, causing contracts to be signed more than 15 calendar days after the holding deposit was paid
All prospective tenant(s) will be required to fill out an application form Tenant Application Form to be completed within 24 hours of receiving it.

Once we have your application form(s), your details will be sent to our referencing agency, Van Mildert. They will contact you, your employer and landlord (if applicable) if they have any further questions based on the information provided on the application form.

Please fill out your reference form within 48 hours of receipt to avoid delays.

Referencing and contracts

As references are being processed, Modi's will create an Assured Shorthold Tenancy (AST) for you and send this to you. Please ensure you read and understand the AST contract as you will be required to sign this after the reference check has been completed. Signing of the Tenancy Agreement will be completed electronically (no need to print), so you will need access to a valid email address.

Please note, once a move in date has been established by the tenant this cannot be postponed to another date without Landlord/Agent approval. Failure to not move in on the designated date will result in the Tenancy being refused and the property will be put back on the market - therefore you stand a chance of losing your holding deposit.

Once the contract has been signed, the remaining rent and deposit will be required to be paid no later than 48 hours prior to move in day by BACS only. The Tenancy cannot commence until ALL payments stated above have been received in our Client Bank Account and the AST is signed. This is non-negotiable.

Inventories:

The landlord may opt to have an inventory check completed before the Tenancy Agreement commences. This allows you, as the tenant, to receive your deposit back in full with proof that the property is not damaged. General wear and tear is not deducted from your deposit, however, you will be required to vacate the property, leaving it in the same condition it was in prior to you moving in.



Fees

The following are permitted payments which we may request from you:

  • The rent - first month’s rent in advance;
  • A refundable holding deposit (to reserve a property) capped at no more than one week's rent;
    Payments associated with early termination of the tenancy, when requested by the tenant. The payment will be rent due until the end of the contract
  • Payments in respect of utilities, communication services, TV licence and council tax;
  • A default fee for late payment of rent at 3% above the base rate of England per day over 14 days of rent arrears and replacement of a lost key/security device, where required under a Tenancy Agreement. Please call us on 0204 548 3738 if you wish to discuss this further.
  • Minimum of £20 per hour for Modi’s to assist in re-gaining access plus any additional cost for the locksmith and/or lock barrel should it need changing.
  • All fees are inclusive of VAT.
